My father is considering selling his house up-north in Irons MI in the northwest corner of Lake County. I have been considering buying a travel trailer but then think I will be better off with property than back to travel trailer again. I would like to get the opinions of others and pros and cons of either of them. I have some ATV's along with the snowmobiles and my kid's really enjoy riding them. If I go with property then I need to build cabin and have well septic and electric.
 
Property hands down... travel trailer is only going to depreciate in value. Having the property with a basic cabin on it will be a much better investment.

also no hassle of towing and sucking all that gas!
 
property only goes up in value. Modular home increases the use factor for you or for someone else (say you would have to sell it). Modular homes are better now than ever.
 
It would be a good idea to buy a modular home then put it out on some property, then maybe build a garage or something for all the toys. There is an outfit outside of montreal that build really nice ones. I drive past them every year at least twice as they are out on the transcanada highway.
 
you will need electric and sewer for a TT too. I'd buy property, and put up a cabin. Maxdlx
 
Same Situation

My family is considering buying property and have to agree; buy the property. The travel trailer will depreciate in value.

Buy land, they don't make it anymore.

Also, it will be a great place to build memories with the kids.

depending on where you live, I would probably lean towards the property also. Much better investment. With that being said... last year we bought a travel trailer and this year a new 3/4 ton truck to tow it. We want the flexability of visiting additional locations around the UP. But we live up here, right in the stinkin middle of it... Also our kids are grown, one 18 the other 16. I think that makes a differance too. I wouldn't enjoy the travel trailer like I do if we had to take kids. The biggest drawback with the trailer is the inability to take toys towed on a trailer. Biggest plus, we have spent a couple weeks and a bunch of weekends at some really cool places.
 
I would agree to where you live, and how much the property is..Up here in Ontario property is being bought up really quick, but it's still at a price you can afford...I have heard that down in the States and Sourthern Ontario the property that is for sale is extreamly expensive..I own a camp on a lake with a little property I can't see my neighbours, the lake is not busy it perfect..So it all depends on what you want, no way I would be pulling a trailer around up here....The way I look at it if I were to take Ill or need money right away I could sell my camp quick and have the money needed ...
 
I found 3 acres that is across the road from over 1500 acres of federal land. The snowmobile and atv trail goes right in front of property. They are asking 21,000 which should be negotiable. The also have 5 acres for 25,000 but property is not as nice. My toys are currently at my dads which about 7 miles away. So I can hold off on a garage. I am thinking 24 x 30 with a loft upstairs and 2 bedrooms downstairs with open concept kitchen dining living room.
